East of Aberline plan sets course for Warrnambool’s growth

Warrnambool City Council has welcomed the Victorian Government’s completion of the East of Aberline Precinct Structure Plan and Development Contributions Plan.

The precinct in north-east Warrnambool is expected to eventually accommodate up to 15,000 people and 4,500 new homes.

The Structure Plan outlines where major roads, open spaces, sporting reserves, community facilities, a town centre and a site for a government primary school will go.

The Development Contributions Plan establishes how developers will contribute towards infrastructure required to support the new community, including transport, drainage and community infrastructure.

Warrnambool Mayor Cr Ben Blain said the area would allow for Warrnambool’s continued sustainable growth over the next 20 to 30 years.

“At up to 15,000 people, East of Aberline will eventually be a community similar in size to Colac, so it’s a very important development for Warrnambool,” he said.

“As well as residential areas, the plan sets aside space for the infrastructure and facilities that a community of this size will need, including parks and sporting facilities, community spaces, shops, roads and walking and cycling connections.

“Important environmental areas like Francis Tozer Reserve and Russells Creek will be protected.

“We have an opportunity to create a well-connected community where people can live, work and play.

“This project has been years in the making, so I’d like to acknowledge the Victorian Planning Authority and everyone who has contributed to the process, including government agencies, Council staff, Traditional Owners, landowners and members of the community.”

Development of East of Aberline is expected to occur progressively over the next 20 to 30 years, depending on factors including landowner intentions and market demand.

Council will be the responsible authority for the precinct, assessing future planning permit applications.
